Is the masseria open year-round?

Yes. Masseria San Nicola welcomes guests throughout the year, subject to accommodation availability and the dates selected.

What types of accommodation does Masseria San Nicola offer?

The property offers three types of accommodation: six Courtyard Rooms around the central courtyard; Casa Gelso, a self-contained three-bedroom apartment; and the Villa, a private six-bedroom residence with its own garden and pool.

How many guests can stay in the Courtyard Rooms?

Each room is designed for two guests. An extra bed can also be arranged in the Fico d’India and Salvia rooms upon request. Room sizes range from 22 to 35 m².

Do the rooms have air conditioning and Wi-Fi?

Yes. All Courtyard Rooms are on the ground floor and include air conditioning, heating, Wi-Fi, a queen-size bed, a coffee machine and a safe.

What is the difference between the six Courtyard Rooms?

The Deluxe rooms are Fico d’India (35 m², a freestanding bathtub in the bedroom and a separate shower room) and Oleandro (26 m², bathtub and shower). The Superior rooms are Salvia (29 m², fireplace) and Bouganville (27 m², private patio and terrace). The Standard rooms are Basilico (23 m², courtyard-facing) and Rosmarino (22 m², close to the pool).

How many guests can Casa Gelso accommodate?

Casa Gelso accommodates up to six guests. It has three bedrooms (two doubles and one twin), two bathrooms, a living room, a fully equipped kitchen and a private patio. Breakfast and access to the property’s shared facilities are included, subject to their opening conditions.

How many guests can stay in the Villa?

The Villa at Masseria San Nicola accommodates up to 12 guests in six double bedrooms, each with a private bathroom. Set over two floors, it includes a double living room, a private garden and an exclusive-use pool. Breakfast is served in the Villa’s dining room.

What is the difference between the Villa and Casa Gelso?

The Villa is a private residence for up to 12 guests, with six double bedrooms, six bathrooms, its own garden and private pool. Casa Gelso is an apartment for up to six guests, with three bedrooms, two bathrooms, a private patio and access to the shared pool.

Can the Villa be booked with three or six bedrooms?

Yes. Depending on availability and booking conditions, the Villa may be offered as an Intimate Stay with three bedrooms on the main floor, or for exclusive use with all six bedrooms.

Is Masseria San Nicola suitable for families and groups of friends?

Yes. Casa Gelso is suited to families or groups of up to six, while the Villa accommodates up to 12 guests. The six Courtyard Rooms can be booked individually or in combination, subject to availability.

Can the entire masseria be booked for exclusive use?

Yes. Exclusive use of Masseria San Nicola can be arranged on request for group stays, retreats and events, depending on the dates and preferred accommodation setup.

Included services

What is included in the room rate?

Rates include breakfast, a complimentary minibar, daily housekeeping, bed linen and towels, Frette pool towels, bathroom amenities, Wi-Fi and private parking. Pool access is subject to opening dates and hours. VAT and tourist tax are included.

What time is breakfast served?

Breakfast is served daily from 8:00 AM to 11:00 AM, with sweet and savoury dishes and local products. Villa guests enjoy breakfast in their private dining room. Please inform us of any food allergies or intolerances when booking.

Does the masseria have a restaurant?

Masseria San Nicola does not operate a restaurant for daily lunch or dinner service; breakfast is provided for individual stays. Lunches and dinners for groups may be arranged on request through dedicated services. Our team can also recommend and book nearby restaurants.

When are the swimming pools open?

The shared pool and the Villa’s private pool are open from April to October and, as a rule, remain accessible in the other months of the year too.

Are the swimming pools heated?

No. Neither the shared pool nor the Villa’s private pool is heated.

Is private parking available?

Yes. Guests have access to free private parking within the property.

Is smoking permitted?

Smoking is not allowed in bedrooms or indoor areas. It is permitted in designated outdoor areas, with consideration for other guests.

Booking and arrival

What are the check-in and check-out times?

Check-in is from 3:00 PM and check-out is by 11:00 AM. Reception is open 24 hours a day. If your room is ready earlier, you may access it at no extra charge.

Can I arrive before check-in?

Yes. If you arrive early, you can leave your luggage at the property. We will let you know when your room is ready; access to shared facilities remains subject to their opening hours and conditions.

What is the cancellation policy?

Flexible and non-refundable rates are available. Under flexible rates, free cancellation is generally possible up to seven days before arrival for individual rooms and 14 days for Casa Gelso and the Villa. Different terms may apply to groups and special bookings; the conditions displayed before confirmation always prevail.

How do I get to Masseria San Nicola?

The property is near Savelletri di Fasano, approximately a 45-minute drive from Bari and Brindisi airports, depending on traffic. A car is recommended for exploring the area; private transfers or a driver can be arranged on request.

Are pets allowed?

Yes. Pets are welcome on request at a supplement of €25 per night. They must be kept on a leash in shared areas.

Are the rooms suitable for guests with reduced mobility?

All six Courtyard Rooms are on the ground floor and step-free. For specific accessibility requirements, including doorway widths and bathroom layouts, please contact the team before booking so we can check the most suitable accommodation.

Are children welcome?

Yes, children are welcome. Cots for children aged 0–3 are complimentary. In rooms that accommodate one, an extra bed costs €50 per night.

Is there a minimum length of stay?

A minimum number of nights may apply on selected dates, particularly in high season. Any minimum stay requirement is shown when you check your dates on the booking engine.

Experiences and the surrounding area

What activities can guests enjoy nearby?

Through selected local partners, the property can help arrange beach clubs, boat trips, Apulian cooking classes, wine and olive oil tastings, dairy visits, golf at San Domenico Golf, yoga, e-bike excursions and horse riding.

Are experiences operated directly by the masseria?

Experiences are selected by Masseria San Nicola but organised and operated by external partners. Availability is limited, so we recommend booking in advance, ideally before arrival.

Are there beaches nearby?

Yes. The beaches along the Savelletri coast are approximately 3–4 minutes away by car. Guests can access preferential rates at partner beach clubs, subject to availability.

What spaces are available for a wedding?

Wedding spaces include the olive grove for ceremonies and welcome moments, the citrus garden, the private garden, the courtyard for outdoor dinners and receptions, and the historic indoor underground olive mill.

Can we hold our wedding ceremony at the masseria?

Yes. A symbolic ceremony can take place among the olive trees or in the gardens. A legally binding civil or religious ceremony must be held elsewhere.

Is there an indoor backup plan in case of rain?

Yes. The historic underground olive mill offers an indoor alternative in case of bad weather. Its layout and actual capacity are agreed with the team according to the event.

How many people can the underground olive mill accommodate?

The underground olive mill can host approximately 150–180 guests. The setup is agreed with the masseria’s event manager.

How many wedding guests can Masseria San Nicola accommodate?

The venue can accommodate approximately 200–250 wedding guests, depending on the event design and use of the spaces. The final capacity for a specific wedding must be confirmed by the team.

Is the masseria exclusively reserved for weddings?

Yes. Weddings are held with exclusive use of the estate. Other arrangements may be considered for smaller private events and agreed directly with the team.

How might a wedding day be organised?

One possible programme includes a welcome among the olive trees, a symbolic ceremony in the gardens, dinner in the courtyard and an evening celebration. A brunch the following day can also be arranged on request.

Can we organise a multi-day wedding?

Yes. A wedding programme can include events before and after the main celebration, such as a welcome dinner, guest experiences and a brunch the following day. The schedule is tailored with the team.

Planning and suppliers

Does the masseria help organise the wedding?

Yes. Masseria San Nicola’s wedding team—Francesca, Silvia, Raffaella and Vitalba—helps couples plan their celebration and coordinate trusted local professionals for styling, catering, flowers, music, photography, video, transfers and guest services.

Is wedding catering provided in-house?

Wedding catering is not operated directly by the masseria. Masseria San Nicola works exclusively with Il Fagiano Eventi & Catering in Fasano, offering tailored menus and options for specific dietary requirements.

Can we choose our own wedding suppliers?

You may propose your preferred suppliers, subject to approval by the property. Catering is the exception and is entrusted exclusively to Il Fagiano Eventi & Catering. The team can also share a selection of recommended professionals.

Until what time can wedding music continue?

Music can continue until 3:00 AM, a strict limit set by municipal regulations.

Guests and accommodation

Can wedding guests stay at the masseria?

Yes. Masseria San Nicola has 30 beds in total: 12 across the six Courtyard Rooms, six in Casa Gelso and 12 in the Villa. For larger groups, the team can help explore accommodation options nearby.

Can we hold the wedding and accommodate guests at the same venue?

Yes. The wedding can be held at the property, which also accommodates up to 30 overnight guests, subject to accommodation availability and event arrangements. Other guests may stay at nearby properties.

Can we arrange a welcome dinner and post-wedding brunch?

Yes. Additional events, such as a welcome dinner or next-day brunch, can be arranged with the team according to the schedule and requested services. They are not automatically included in the wedding quotation.

Is next-day brunch included?

No. A next-day brunch can be arranged on request—for example, by the pool—but it is not automatically included.

Can guest transfers be arranged?

Yes. Private airport transfers and guest transport can be organised through external partners.

What can guests do before or after the wedding?

On request, the property can suggest experiences operated by local partners, including beach clubs, boat trips, Apulian cooking classes, wine and olive oil tastings, golf, yoga and excursions.

Does Masseria San Nicola host yoga and Pilates retreats?

Yes. Masseria San Nicola, in Savelletri di Fasano, makes the estate available, for exclusive or partial use, to teachers, studios, associations and companies organising yoga and Pilates retreats, workshops and group stays. The masseria does not run retreats itself: it provides the spaces, accommodation and services on request.

How many people can stay at the masseria for a retreat?

The usual maximum overnight capacity is 30 guests across 15 bedrooms: six Courtyard Rooms, six Villa rooms and three bedrooms in Casa Gelso. There are 14 double bedrooms and one twin room; the final arrangement depends on the group’s needs.

Can we reserve the entire masseria for a retreat?

Yes. Retreat organisers can request exclusive use of Masseria San Nicola or reserve part of it, subject to availability and the accommodation setup.

What spaces are available for yoga, Pilates and workshops?

Activities can take place in different areas of the estate, including outdoor spaces among the olive trees, the courtyard, the citrus garden and, depending on the booking arrangement, the Villa garden. The historic underground olive mill can provide an indoor alternative. The best space depends on the group size and programme.

How many people can practise yoga together in one space?

Up to about 50 people in the same space, depending on the layout.

Can lunches and dinners be organised for a retreat?

Yes. Lunches and dinners can be arranged on request for groups of at least six, including lighter menus suited to a retreat programme. The offer is tailored with the team and the relevant food-service providers.

Can menus accommodate special dietary requirements?

Dietary requirements can be discussed during planning. Specific arrangements must be agreed with the food-service partner before the programme is confirmed.

Is there a minimum stay for retreats?

There is no fixed number of nights that applies to every retreat. The length of stay is agreed according to the dates, availability and group programme.

Can experiences be arranged for retreat participants?

Yes. Through selected external partners, the programme can include wine and olive oil tastings, boat trips, cooking classes, excursions, activities by the sea and visits to Apulian towns.

Is the masseria suitable for workshops and small corporate groups?

Yes. In addition to wellness retreats, Masseria San Nicola can host workshops, meetings and stays for small corporate groups, depending on organisational needs and available spaces.

Can people who are not staying at the property join the activities?

This can be considered with the masseria, depending on the retreat programme and the spaces used.
